Cette mesure ne s&rsquo;applique pas aux terrains \u00e0 b\u00e2tir.\nL&rsquo;achat doit porter sur une unit\u00e9 enti\u00e8re en pleine propri\u00e9t\u00e9. Cela signifie que la mesure ne s&rsquo;applique pas \u00e0 l&rsquo;achat d&rsquo;une partie d&rsquo;un bien ou \u00e0 l&rsquo;acquisition de l&rsquo;usufruit ou de la nue-propri\u00e9t\u00e9.\nIl doit s&rsquo;agir d&rsquo;un achat pur (et donc pas d&rsquo;un \u00e9change de biens immobiliers ou d&rsquo;une acquisition indivise, mais d&rsquo;une contrepartie en esp\u00e8ces).\nAucun acqu\u00e9reur ne peut, \u00e0 la date du contrat, poss\u00e9der en pleine propri\u00e9t\u00e9 un autre bien immobilier, partiellement ou totalement destin\u00e9 \u00e0 l&rsquo;habitation.\nEn cas de pluralit\u00e9 d&rsquo;acqu\u00e9reurs, ceux-ci peuvent, en outre, conjointement, \u00e0 la date pr\u00e9cit\u00e9e, ne pas \u00eatre pleinement propri\u00e9taires d&rsquo;un autre bien immobilier destin\u00e9 en tout ou en partie \u00e0 l&rsquo;habitation.\nLe bien doit \u00eatre destin\u00e9 \u00e0 la r\u00e9sidence principale des acqu\u00e9reurs dans un d\u00e9lai de deux ans \u00e0 compter de la date d&rsquo;enregistrement de l&rsquo;achat et au plus tard dans un d\u00e9lai de deux ans \u00e0 compter de la date limite de l&rsquo;offre r\u00e9guli\u00e8re d&rsquo;enregistrement.\nCe d\u00e9lai est prolong\u00e9 d&rsquo;un an (trois ans au lieu de deux) pour les appartements en construction ou sur plan. Le d\u00e9lai reste de deux ans pour tous les autres achats, m\u00eame s&rsquo;il s&rsquo;agit d&rsquo;une maison neuve (achev\u00e9e) ou d&rsquo;un appartement neuf (achev\u00e9) soumis au r\u00e9gime de la TVA.\nL&rsquo;acheteur doit \u00e9tablir sa r\u00e9sidence principale dans le bien achet\u00e9 pendant une p\u00e9riode continue de cinq ans. Cette p\u00e9riode de cinq ans commence \u00e0 partir de la date \u00e0 laquelle la r\u00e9sidence principale est \u00e9tablie dans le bien pour lequel la r\u00e9duction a \u00e9t\u00e9 obtenue.\n\nAucun des acqu\u00e9reurs ne peut, pour l&rsquo;exercice d&rsquo;imposition concern\u00e9 qui commence l&rsquo;ann\u00e9e de l&rsquo;enregistrement de l&rsquo;achat*, b\u00e9n\u00e9ficier d&rsquo;une r\u00e9duction d&rsquo;imp\u00f4t r\u00e9gionale (= par exemple, prime au logement) pour l&rsquo;achat d&rsquo;un autre bien immobilier (que ce bien soit situ\u00e9 en R\u00e9gion bruxelloise, wallonne ou flamande) SAUF si l&rsquo;acqu\u00e9reur ou les acqu\u00e9reurs renoncent \u00e0 cette r\u00e9duction d&rsquo;imp\u00f4t r\u00e9gionale pour l&rsquo;exercice d&rsquo;imposition concern\u00e9. Toutefois, une \u00e9ventuelle r\u00e9duction au titre du ch\u00e8que-logement wallon peut \u00eatre d&rsquo;application pour l&rsquo;exercice d&rsquo;imposition concern\u00e9. Un cumul de l&rsquo;abattement avec une autre r\u00e9duction d&rsquo;imp\u00f4t n&rsquo;est donc pas possible, sauf en ce qui concerne le ch\u00e8que-logement wallon.<\/div><\/div><\/legend><div
